Terms of Sale, Flood Screening Reports
Last updated: 30 September 2026
1.Who we are
These terms apply to Flood Screening Reports sold by Stormflow Solutions Ltd, registered in England and Wales, company number 15011358, of 19 Stirlin Business Park, 185 Sadler Road, Lincoln LN6 3AF (“we”, “us”). Contact: info@stormflow.co.uk, 07869 044666.
2.The reports
We sell two reports: the Home Flood Screening Report (for properties up to 1 hectare) and the Site Flood Screening Report (for sites up to 10 hectares). Each report is a desk based screening of published national datasets, including Environment Agency, British Geological Survey and Ordnance Survey data, for the boundary you provide. It explains the published flood mapping in plain English and gives a screening rating for each source of flooding.
3.What the report is not
The report is not a site specific Flood Risk Assessment, a survey, a valuation, or insurance or legal advice. Nobody visits the site. It reflects the national data available on the date shown in the report, which may be incomplete, may not show local features such as drains, ditches, walls or ground levels, and may change when new data is published. The ratings are our screening judgement of that data. You should not rely on the report alone when making decisions about buying, insuring, developing or financing a property or site.
4.Your order
You must provide an accurate boundary and address. We prepare the report for the boundary you give us and are not responsible for errors caused by an incorrect boundary or address. If a boundary is unclear, we may contact you before preparing the report. A contract is formed when your payment is confirmed. Reports are delivered as a PDF to the email address you provide, usually within one working day of payment, but delivery times are not guaranteed.
5.Price and payment
Prices are shown on the order page and are payable in full at the time of order through our payment provider, Stripe. We do not see or store your card details.
6.Beta codes and discounts
Promotion codes are issued at our discretion, can be used once, have no cash value and may be withdrawn at any time.
7.Credit against further work
If you instruct Stormflow Solutions to carry out flood risk work on the same site within 30 days of the report date, we will deduct the price of the report from our fee for that work.
8.Cancellation and refunds
The report is digital content prepared for you. By placing an order you ask us to start preparing it straight away and you acknowledge that you lose your right to cancel under the Consumer Contracts Regulations once we have started. If we cannot produce a report for your boundary, or the report we deliver does not match the boundary you gave us, we will correct it or refund you in full. This does not affect your statutory rights.
9.Use of the report
The report is for your own use and for sharing with your advisers, lender, insurer or conveyancer in connection with the property or site. It may not be resold or published. Copyright in the report stays with us and our data providers.
10.Our liability
We prepare each report with reasonable skill and care using the data available at the time. Our total liability to you in connection with a report is limited to the price you paid for it. We are not liable for any loss arising from decisions made in reliance on the report, from errors or omissions in third party data, or for any indirect or consequential loss, loss of profit or loss of opportunity. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law.
11.Your data
We use the details you give us only to prepare and deliver your report, to contact you about your order, and to keep business records. See our Privacy Policy for details.
12.Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
